Continued Residential Growth

Major master-planned communities including Wiregrass Ranch, Epperson, Chapel Crossings, Vida's Way, and surrounding developments continue to add thousands of new residents, creating demand for healthcare, retail, workforce housing, schools, and business services.

Transformational Development Projects

Legacy Wiregrass Ranch (The Future Downtown)

This is arguably the most transformational project in the region. Legacy Wiregrass Ranch is planned as a mixed-use downtown district featuring residential, office, retail, entertainment, hospitality, and conference space. The first phase alone is projected at approximately $1.5 billion and is intended to become the urban center of Wesley Chapel and Pasco County.

Double Branch

Double Branch is a transformative mixed-use development planned for Wesley Chapel that will bring together residential, retail, office, hospitality, healthcare, and recreational amenities in a thoughtfully designed community setting. Strategically located within one of the fastest-growing regions in Florida, the project is expected to create new opportunities for economic development, job creation, and quality-of-life enhancements while supporting the continued growth of North Tampa Bay.

Two Rivers

Located along the Pasco-Hillsborough County line, Two Rivers is one of the largest and most ambitious master-planned communities in the Tampa Bay region. Spanning approximately 6,000 acres, the development is planned to include more than 6,000 homes, schools, parks, recreation facilities, retail, office space, and community amenities. Future plans include an 80-acre district park, multiple schools, a library, public safety facilities, and The Landings, a private social club and wellness destination. Two Rivers is helping drive growth eastward while creating a new generation of master-planned living in North Tampa Bay.

Metro Development Group Communities

Metro Development Group has transformed the development landscape of North Tampa Bay through innovative master-planned communities such as Epperson, Mirada, Union Park, and Connected City. Known for introducing Florida's first Crystal Lagoon and pioneering the Connected City initiative, Metro's developments combine residential growth, technology infrastructure, education, recreation, and economic development. Their communities have consistently ranked among the nation's top-selling master-planned developments and continue to attract new residents, employers, and investment to Pasco County.
